Frequently Asked Questions

  • For damages that are deemed to be tenant damages, we have their deposit to use for repairs. In the rare case the deposit does not cover the repair costs we will facilitate a small claims case to get a judgment against a tenant. We will have all the documents and inspection reports to present to a judge. Ultimately, the owner will be responsible for the cost of repairs, since any repair work that is done and not paid could end up with a mechanics lien on the property.

  • Your Portfolio Manager, in the Bentonville Journey office, will be the main contact for the GreenHouse Management team. We have a very skilled team for every situation between our vendor base and the GreenHouse Management team.

  • The owner is responsible to maintain and repair the property. Plumbing lines, electrical, wiring, fixtures, appliances, heating, AC, etc. We have a team of maintenance and repair contractors that we use on properties that we can send out for repairs or estimates for repairs. We facilitate the scheduling and can pay the contractor and bill the owner back, or the owner can pay the contractor themselves. We keep all the repair documentation in the owner portal and is consolidated at the end of the year for the owner's tax statement.

  • We do not have mark-ups on any repairs.

  • Tenants can submit maintenance requests through their Tenant Portal on our website. We process those and send someone out the evaluate, estimate, and repair based on the situation. We also have occasional property inspections where GHM will advise property owners on items that need repair or items that could need repair in the future. Our overall goal is to protect your investment and help it provide the best ROI while continuing to grow in value.

    We do small repairs in-house to save owners money , professional vendors that are licensed and insured for other repairs.

  • Yes, we do conduct property inspections. Always before move in and at move out we do a full inspection with pictures and room notes. We also have random property inspections. These will vary depending on the property and the tenants. If any issues or concerns arise, we have the option to increase property inspections on a property to ensure tenants are following our lease and guidelines.

  • BHGRE-Journey does carry insurance, but our insurance does not cover any properties we manage. A property owner is still responsible to maintain insurance on their property. Most insurance companies have a “Landlords Policy”. The owner will need to discuss with their insurance agent their property will be a rental and to change their policy to this landlord policy. Tenants are required to maintain rental insurance. (See RBP) They can also import their own policy from any provider.

  • Lawn care is an option based on the property. Some owners have a service for multiple properties and easier for them to control. For some, it is the responsibility of the tenant. If it is the responsibility of the tenant and they are not maintaining, we send a service and bill the tenant. This is something we will discuss when getting starting with a new property. Pest control is the responsibility of the owner, it will fall in with the maintenance and repair category.

  • Before we market a property for a new tenant, we always start with a market analysis of the area. Current properties available, recently rented, and market demand. As the market changes, we can raise or lower the rent if needed to maximize the ROI for the property.

    We preform this same service when preparing a renewal offer for a current tenant.

  • Tenants can pay their rent through their Tenant Portal on our website. This also gives them options to set up automatic payments. This is with an EFT transfer, which is free to the tenant. They also can pay by check at the office or in the mail, for a small fee.

  • We only take our fee when you have rental income. No fees are charged while your property is vacant.

  • If you are not happy with our service you can cancel your contract with us at any time. We ask for a 30 written notice to give us time to inform tenants and move things over. We do not charge a cancellation fee.

    All pending invoices for the property and mgmt. company will be reconciled and paid during this time.

  • Evictions are part of the regular service agreement. We have an attorney on retainer that we use for this process.

    We handle the entire evition process, and the owner is responsiable for this cost.

  • All tenants have to complete an online application through our website. We send that application through a credit check, criminal background check, and additional checks. Income and employment history are verified with this credit check. We evaluate these reports and review them with the owner before placing a tenant.

  • We send monthly owner statements when we pay out the monthly rental income to the owners. We would include any issues or updates at that time if there is anything to report. However, we don’t wait for these monthly statements if there is something that needs the owner's attention. I will either post in the owner’s portal or call or email an owner for issues or concerns.

  • Results Guarantee

    With our results guarantee you don’t pay us until we show results! If we are leasing your property for you, we do all the work up front, and you don’t pay us until you get a qualified tenant.

    That means we aggressively market and show your property, screen the tenants, handle all the paperwork and perform a move in inspection...all before we get paid a dime.

    Pet Guarantee

    For any pet that we approve, we guarantee our owners up to $1,000 in damage protection for any pet damage above what the tenant security deposit covers.

    Approving pets greatly increases the pool of prospective new tenants and helps the owner to avoid a vacancy.

    Cancelation Guarantee

    If for any reason you choose to terminate your management services, please provide us written cancelation letter / email with our last day identified.

    We require that you give us 30 days advance notice so that we can notify the tenants of the cancelation.

    There is no cancelation Fee.

    All pending invoices for the property and mgmt. company will be reconciled and paid during this time.

    Easy Switch Guarantee
